Its history began on January 20, 1857, when John Brandon arrived at Fort Brooke (now Tampa) from Mississippi with his wife Martha and six sons. At first he moved his family to what is now the Seffner area. Then in August 1858, John Brandon purchased 40 acres of land in the New Hope area (now Brandon) south of Hopewell Road (now SR 60), between Parsons Avenue and Lithia Road. Nine years later, after his wife died, John left everything he owned to his son James Henry Brandon and moved to Bartow. In 1876 James built a home for his wife Joanna. It is still standing today and is now Stowers Funeral Home, a well-known landmark on Brandon Boulevard. Meanwhile, John Brandon remarried a widow named Victoria and moved back to New Hope in 1874. John bought 160 acres and named his land Brandon. John and Victoria's house was located on what would become the corner of Knights and Victoria Street. ARLINGTON, Texas — For coach Bill Snyder’s second Wildcat turnaround and 11th-ranked Kansas State’s surprising season, the Cotton Bowl is an appropriate ending.

When the Wildcats first played in the Cotton Bowl 15 years ago, that New Year’s Day game was a watershed moment for a program that had evolved from consecutive winless seasons just before Snyder arrived. Broncos sport NFL's top ground game but TDs rare

ENGLEWOOD, Colo. — The Denver Broncos boast the best running game in the NFL. The numbers are a bit deceiving, though. They pile up yards on the ground but not points.

The Broncos led the league with a 164.5-yard average and set a franchise mark with 2,632 yards rushing. Yet, they ran for just 11 touchdowns, including six by scrambling quarterback Tim Tebow and four by resurgent running back Willis McGahee.

State report card on St. Johns County high schools: 2 A's, 4 B's

Two of St. Johns County’s high schools were down a letter grade as the state released the annual high school grade report for the 2010-11 school year on Wednesday.

Despite the drop, the school district kept its No. 1 ranking in the state based on FCAT scores.

Top performances by the high schools make them vulnerable to three automatic triggers that are tied to subpopulations of students, said Superintendent Joe Joyner after the scores were released Wednesday by the state Department of Education.

We constantly come into contact with clients who hear short sale and do one of two things.
A) Run for the hills because they won't even consider it an option.
B) Assume that they don't qualify and that foreclosure is their only option.

As Boorstin says, the best way to get people to open their minds, is through education.

In this posting, we would like to educate you on the short sale process in a simplistic manner. These are meant to make you think about the possibility of a short sale, without overwhelming you, or making your eyes glaze over. There is a lot more to know about short sales, and as you will notice, it is imperative that you have a licensed and experienced Realtor to help you along the way. So without further adieu...

Short Sale 101

1) Banks grant short sales to sellers who have a hardship (i.e. unemployment, divorce, bankruptcy, etc.) and owe more on the mortgage than the home is worth

2) To qualify for a short sale, the seller will need to submit the following:
- A letter of authorization
- HUD-1 or preliminary net sheet
- A Hardship Letter
- 2 years of tax returns
- 2 years of W-2s
- Recent Payroll stubs
- 2 months of bank statements
- Comparative market analysis

3) A buyer will write a short sale offer (at which point the buyer should ask his or her Tampa Bay real estate agent for a list of comparable sales)

4) The seller accepts the offer

5) The Tampa Bay Real Estate Agent sends the following to the bank
- Buyer's preapproval letter
- Copy of earnest money check
- Seller's short sale package

6) The Buyer waits to get a response from the bank. The Tampa Bay Real Estate Agent plays a large role here in keeping in regular contact with the bank.
